Scope of Work
The project involved the following key tasks:
- Scaffolding and Site Preparation:
- Erected a two-lift scaffold to gutter height with debris netting and tile bumpers to ensure safety and efficiency.
- Supplied and positioned waste chutes and skips for efficient disposal of removed materials.
- Removal of Existing Roof and Insulation:
- Carefully removed the existing roof tiles with the attached spray foam, ensuring minimal disturbance to the underlying structure.
- Scraped, sanded, and cleaned all rafters, hips, and ridge boards to prepare for new materials.
- All waste, including foam and battens, was disposed of responsibly using our licensed waste carriers.
- Installation of New Roofing System:
- Installed over fascia vent strips and felt support trays at eaves level for enhanced ventilation.
- Laid Marley breathable felt membrane and 25mm x 50mm treated battens to provide a solid base for the new tiles.
- Supplied and fitted Marley double roman tiles matching the existing profile, following the manufacturer's recommendations and code of practice for tiling and slating.
- Installed a vented ridge system to further improve roof ventilation.
- Insulation Upgrade:
- Topped up the loft insulation with Knauf mineral wool to a minimum depth of 270mm, ensuring compliance with building regulations and improving the property's energy efficiency.
- Scaffold boards were strategically placed in loft areas to create safe working zones.
- Final Preparations and Clean-up:
- A universal 5-star roof treatment was applied after thoroughly preparing the roof structure.
- Conducted a complete gutter clean and site tidy to leave the property in pristine condition.
- Engaged with the local authority to secure all necessary building control approvals, including obtaining an LABC completion certificate.
Challenges Encountered and Solutions
- Careful Removal of Spray Foam: The closed-cell ridged spray foam adhered to the tiles posed a challenge due to its rigidity and adherence. Our team utilized specialized scraping and sanding techniques to carefully remove the foam without damaging the rafters, hips, and ridge boards.
- Coordination with Building Control: Coordination with the building control officer was essential to ensure that all works met regulatory standards. A building control officer was present on-site to inspect the progress and provided the necessary completion certificate promptly.

The project was completed on schedule and to a high standard of workmanship, with all waste disposed of in compliance with environmental regulations. The new roof system, enhanced with modern insulation, provides improved energy efficiency, ventilation, and aesthetic appeal.
