Project Overview
Our team was appointed to remove approximately 60m² of open-cell spray foam insulation applied to the roofing membrane of a residential property. The project also included the removal of old loft insulation and installation of new Knauf mineral wool insulation to a total depth of 300mm, ensuring compliance with current building regulations. This upgrade significantly improved the property's energy efficiency while meeting surveyor and mortgage requirements.
Scope of Work
Preparation and Site Protection
- Removed the client's belongings from the loft and safely stored them in a room, returning items once work was complete.
- Supplied dust sheets and scaffold boards to protect the property and contain debris.
- Provided protective coverings to ensure a clean and safe working environment.
- Safely removed and disposed of 60m² of open-cell spray foam insulation applied directly to the roofing membrane.
- Carefully scraped rafters, hips, and apex to fully expose the timber and felt.
- Conducted minor repairs to small tears in the felt where required.
- Notified the client of any areas of felt that were perished beyond repair.
- All waste is disposed of responsibly under our registered waste carrier licence.
- Removed 200mm loft roll insulation covering approximately 50m².
- Cleared the loft space fully in preparation for new compliant insulation.
- Supplied and installed 300mm of new Knauf mineral wool insulation to approximately 50m².
- Brought the loft up to the latest building regulation standard.
- Delivered a more energy-efficient property with reduced heat loss and improved thermal performance.
VAT Exemption
This project qualified for 0% VAT (zero-rated) under HMRC Notice 708/6. Because the works involved the removal of old insulation and installation of approved energy-saving materials (Knauf mineral wool) in a qualifying residential property, the client benefited from full VAT exemption.
Final Preparations and Handover
- All labour and materials were included in the project price.
- A full site audit report and Mortgage Approval Certificate were issued within 48 hours of final payment.
- Copies of our Waste Carrier Licence and Public Liability Insurance Certificate were provided for reassurance.
- The loft was left clean, tidy, and ready for immediate use.
