When your roof reaches the end of its serviceable life, a full replacement is the smartest investment you can make in your property. At Countrywide Roofing and Insulation, our certified roofers have replaced thousands of roofs across the UK — from terraced houses in Manchester to detached homes in Surrey. We combine over 50 years of combined team experience with premium materials from brands such as Marley to deliver a watertight result you can rely on for decades.

Every job comes with our 10-year insurance-backed guarantee, a free pre-work survey, and a fixed-price quote — so there are no nasty surprises on completion day. With over 1,000 verified customer reviews, you already know you're in safe hands.

Why You Should Consider a Full Roof Replacement

Roofs don't last forever. Most pitched roofs in the UK have a serviceable life of 50–70 years, but factors such as storm damage, failed flashing, crumbling mortar, and poor original workmanship can shorten that considerably. A roof replacement is the right solution when:

  • More than 25% of your tiles or slates are cracked, broken, or slipping
  • The felt underlay has deteriorated and is no longer watertight
  • Repeated repairs are costing more than a new roof would
  • You are selling your property and want full mortgage-ability
  • Your home has spray foam insulation that lenders require removed before reroofing

A new roof improves thermal performance, increases your property's market value, and eliminates the stress of annual patch repairs. When you choose Countrywide, you also qualify for our free drone roof survey — giving you a detailed condition report before a single tile is lifted.

How Much Does a Roof Replacement Cost in 2026?

Roof replacement costs in the UK vary depending on roof size, pitch, material choice, and access requirements. The table below shows typical 2026 price ranges for common property types:

Our Roof Replacement Process — Step by Step

At Countrywide Roofing, we follow a proven six-step process that keeps disruption to a minimum and quality to a maximum. Here is exactly what happens from the moment you call us to the day we hand your new roof over.

Step 1: Initial Consultation and Assessment

Our process begins with a free, no-obligation survey carried out by one of our qualified surveyors. We use a drone camera system to capture every angle of your roof without setting foot on a ladder — giving us a precise picture of its condition. We then produce a written report detailing any structural issues with the rafters or fascias, the current state of the underlay, ridge mortar, flashings, and guttering, and our recommended specification for the replacement roof. You receive a fixed-price quote with no hidden extras.

Step 2: Removal of Old Roof

On the agreed start date our team arrives, sets up scaffolding (included in your quote), and begins stripping the existing roof covering — tiles, slates, or felt-and-batten — back to the bare rafters. All waste is loaded into our skip and removed from site responsibly. Before we proceed, our surveyor inspects the rafter structure for any rot, woodworm, or movement. Any repairs required are discussed with you and completed before we continue, so your new roof starts on a sound footing.

Step 3: Install Vent Strips and Membrane

A breathable roofing membrane (BS 5534-compliant) is laid over the rafters, starting at the eaves and working up to the ridge with a minimum 150 mm overlap on every course. Continuous eaves vent strips are installed along the bottom of each roof slope to ensure adequate airflow through the loft space — a critical step that prevents condensation build-up and premature timber decay. Counter-battens and tiling battens are then fixed through the membrane into the rafters at centres specified by the tile manufacturer.

Step 4: Installation of New Roof

Your chosen roof covering — whether Marley Eternit interlocking concrete tiles, Marley plain clay tiles, or natural Welsh slate — is laid from the eaves upwards, double-nailed and clipped at every course in accordance with BS 5534 and BS 8612. Ridge and hip tiles are bedded and pointed in flexible, colour-matched mortar (or dry-fix systems where preferred). All lead flashings around chimneys, skylights, and abutments are cut and dressed on site by our qualified leadworkers to CITB standards. Valley gutters and box gutters are lined in Code 4 lead or GRP as appropriate.

Step 5: Inspection and Cleanup

Before scaffolding comes down, our site supervisor carries out a full inspection against our quality checklist — checking every ridge course, every flashing, and every gutter outlet. Gutters and downpipes are cleared of any tile debris and tested with water to confirm free flow. The entire property perimeter is swept and any displaced vegetation or garden furniture is returned to its original position. We aim to leave your home exactly as we found it — except with a brand-new roof overhead.

Step 6: Final Review and Handover

Once the site manager has signed off the quality checklist, we invite you to walk around the property with us for a final review. We explain the materials used, the maintenance schedule we recommend (a visual check every three years, and a professional inspection every ten), and hand over your 10-year insurance-backed guarantee certificate along with all manufacturer product warranties. Your roof is registered on the guarantee provider's national database — meaning it is fully transferable if you sell your home.

Roof Replacement FAQs

How long does a roof replacement take?

Most residential roof replacements take between 3 and 14 days, depending on the size and complexity of the roof. A terraced house can typically be completed in 3–5 days, while a large detached property may require up to two weeks. We always give you a clear timeframe in your written quote.

Do I need to leave my home during the roof replacement?

No — in the vast majority of cases you can remain in your home throughout the work. We erect scaffolding around the exterior, work from 8 am to 5 pm, and secure any open sections of roof with waterproof sheeting overnight. The main disruption is noise during working hours.

Is planning permission required for a roof replacement?

In most cases, replacing a roof like-for-like falls under permitted development and does not require planning permission. However, if your property is in a conservation area, is a listed building, or you wish to change the roof profile or materials significantly, you may need consent. We advise on this as part of your free survey.

What is an insurance-backed guarantee?

An insurance-backed guarantee (IBG) means your 10-year warranty is underwritten by an independent insurance provider — not just by us. If Countrywide ceased trading at any point during the guarantee period, the insurance policy would continue to honour any valid claims. This protects you and also makes your property fully mortgage-able.

Do you offer finance for roof replacements?

Yes. We offer 0% finance options that allow you to spread the cost of your roof replacement over a period of up to 10 years, subject to status. Visit our finance page or ask your surveyor for details when they attend your free survey.

Can you replace a roof if it has spray foam insulation?

Yes — and this is one of our specialisms. We will remove the spray foam safely and completely as part of the reroofing project, restoring full mortgage-ability to your property. Learn more on our spray foam removal page.
