How much does spray foam removal cost in the UK?
Spray foam removal costs depend almost entirely on whether you have open-cell or closed-cell foam. Open-cell removal typically costs £3,000–£8,500. Closed-cell removal — which usually requires re-roofing — typically costs £15,000–£25,000. Every quote is fixed-price, inc. VAT, with replacement insulation and the mortgage-approval certificate included.
Spray foam removal cost — quick answer
Open-cell loft removal: £3,000–£8,500 inc. VAT
Typical for spray foam applied to loft rafters. Hand-removal, no roof damage, replacement Knauf loft insulation included. Mortgage-approval certificate issued on completion.
Closed-cell loft removal: £12,500–£25,000 inc. VAT (typical range)
Closed-cell foam is denser and almost always damages the roof felt underneath. Every closed-cell removal includes any re-roofing required, replacement insulation, and the mortgage-approval certificate. Very large or complex properties can reach £75,000+ — we've completed jobs at this scale, but they're the exception.
All prices include VAT. Free survey, fixed quote within 48 hours.
✓ Every Countrywide spray foam removal is mortgage-approved and lender-recognised
Most UK mortgage lenders won't lend against a property with spray foam in the loft. Our removal includes a mortgage-approval certificate issued within 5 working days of completion — sent direct to your solicitor or lender on request. No other step required. No separate inspection company. We handle it.
What drives the cost of spray foam removal?
Five variables determine your final price. The first — foam type — accounts for most of the range.
- Type of foam — open-cell vs closed-cell. Closed-cell is 3–4x the cost of open-cell on equivalent properties because it usually requires re-roofing. This single factor matters more than anything else.
- Surface area. Measured per square metre of treated roof. The UK average loft is 50–80 m². Larger lofts cost more.
- Access. Scaffolding adds £400–£1,200 where needed — always included in the quote upfront.
- Roof condition underneath. If the felt or timbers are damaged (almost always the case with closed-cell), those need replacing too.
- Disposal. Spray foam waste has specific disposal rules. Built into the quote, not extra.

Open-cell vs closed-cell — what you have and what it costs
The single biggest factor in your removal cost is which type of foam you have. Open-cell removal averages around £4,000–£5,000. Closed-cell removal averages around £15,000–£20,000. The reason for the gap is simple: closed-cell foam is hard, dense, and almost always damages the roof felt and timbers it's sprayed onto. When we remove it, we usually have to re-roof — re-felt, replace damaged timbers, re-tile. That work is bundled into the quote, not added later. Open-cell foam removes more cleanly and rarely needs roof reconstruction.
Open-cell spray foam removal costs (inc. VAT)
| Property type | Approx. loft area | Low | Typical | High |
|---|---|---|---|---|
| 3-bed semi-detached | ~50 m² | £3,150 | £3,650 | £4,150 |
| 4-bed detached | ~80 m² | £4,000 | £4,900 | £5,750 |
| Large or complex (100+ m²) | 100+ m² | £5,800 | £6,350 | £8,500 |
All open-cell prices include hand-removal, disposal, replacement Knauf loft roll insulation (fitted), and the mortgage-approval certificate. Re-roofing is not required for open-cell removal.
Closed-cell spray foam removal costs (inc. VAT, re-roofing included where required)
| Property type | Approx. loft area | Low | Typical | High |
|---|---|---|---|---|
| 3-bed semi-detached | ~50 m² | £12,500 | £15,000 | £20,000 |
| 4-bed detached | ~80 m² | £15,000 | £20,000 | £25,000 |
| Large or complex (100+ m²) | 100+ m² | £18,500 | £27,000 | £75,000+ |
Most closed-cell removals on standard properties sit between £12,000 and £25,000. Very large properties, listed buildings, or jobs needing significant roof reconstruction can reach £75,000+ — we've completed jobs at this scale, but they're the exception. All prices include re-roofing where required, replacement Knauf loft roll insulation, and the mortgage-approval certificate.
Spray foam removal for mortgage approval
Most UK mortgage lenders won't lend against a property with spray foam insulation in the loft. This affects buyers, sellers, and homeowners looking to remortgage. Once our removal is complete, you receive a mortgage-approval certificate that satisfies lender requirements. No separate inspection, no additional surveyor. We send it directly to your solicitor or lender.
| Lender | Current position | What's required |

The spray foam removal process — what happens and how long it takes
- Free survey (1 hour, within 48 hours of enquiry). We inspect the loft in person and use a drone to check the roof externally. We identify the foam type, measure the treated area, and assess roof condition. You get a full picture before any money is committed.
- Fixed quote within 48 hours of survey. A single price, inc. VAT, covering everything — removal, disposal, replacement insulation, re-roofing if needed, and the certificate. No extras.
- Removal day(s) — typically 1–3 days depending on scope. We use hand-removal throughout. We don't use dry ice blasting — it introduces moisture into the loft space and doesn't work well on open-cell foam. Hand-removal leaves the structure in better condition and lets us spot hidden timber damage as we go.
- Mortgage-approval certificate issued within 5 working days of completion. Sent direct to your solicitor or lender on request.
Regional pricing — does location affect the cost?
Pricing is reasonably consistent UK-wide because we operate nationally with established supply chains. London and the South East typically run 10–15% higher due to access constraints, parking restrictions, and disposal costs. Northern England and Welsh jobs run at headline rates.
We have offices in Bournemouth, Exeter and Weymouth, and active project teams across the Midlands, the South West, Greater Manchester, and Wales. Distance is rarely a barrier — we quote jobs nationally every week.

Spray foam removal cost — frequently asked questions
How much does spray foam removal cost for a 3-bed semi?
Open-cell removal on a 3-bed semi (approximately 50 m² loft area) costs between £3,150 and £4,150 inc. VAT, with £3,650 typical. Closed-cell removal on the same property runs between £12,500 and £20,000 inc. VAT, typically £15,000. Both prices include replacement Knauf loft insulation and the mortgage-approval certificate.
Is spray foam removal cheaper if I just want it removed without the certificate?
We include the mortgage-approval certificate on every job — it's not a separate add-on you can remove to save money. The certificate requires the same standard of work regardless, so the cost is absorbed into the overall job. Skipping it would only matter if you're certain you'll never sell or remortgage, which most homeowners can't guarantee.
Is replacement insulation extra after the foam is removed?
No. Every Countrywide spray foam removal quote includes replacement loft insulation — Knauf loft roll, fitted to current building regulations standard. Other operators sometimes quote removal-only and add the replacement cost later. We don't. The price you see is the price you pay.
Does my home insurance cover spray foam removal?
Usually not as a standard claim, unless the foam was applied negligently or caused documented damage. Some homeowners have had success claiming where the installer was uninsured or the foam caused structural issues. We recommend contacting your insurer before booking removal. We can provide documentation of the roof condition at survey stage to support a claim if needed.
Can I claim spray foam removal back from the original installer?
Potentially, if the installer is still trading and the foam was mis-sold or incorrectly applied. Many spray foam installers from the 2010s government grant scheme are no longer operating. If you received spray foam under a government scheme, check whether the installer's guarantee scheme still exists. We can provide a technical report to support a claim.
Why is closed-cell removal so much more expensive than open-cell?
Three reasons. First, closed-cell foam is denser and harder to physically remove — it takes more time and labour. Second, closed-cell foam is almost always sprayed directly onto the roof felt and adheres to it, damaging it on removal — which means re-roofing. Third, closed-cell weighs more, so disposal costs are higher. Open-cell jobs: £3,000–£8,500. Closed-cell jobs: £12,500–£25,000 for typical properties.
Do you re-roof every house? Will I need a new roof?
We only re-roof when removing closed-cell foam — and only the sections where the foam has damaged the underlying felt or timbers. Open-cell removal rarely needs any roof work. If you have open-cell foam, your existing roof stays as it is. If you have closed-cell, we'll tell you at survey stage exactly what's needed and include it in the quote — never a surprise extra mid-job.
Does spray foam removal damage my roof?
Open-cell removal doesn't damage a healthy roof. The foam peels away from the felt without tearing it. Closed-cell removal typically damages the felt — but this is caused by the foam itself, not our process. The felt is already compromised; we expose and replace it. For open-cell jobs, expect no additional roof damage beyond what the foam may already have caused.
How long does spray foam removal take?
Most open-cell removals complete in 1–2 days. Closed-cell removals typically take 3–5 days. Large or complex properties can take longer. We give you a timeline at quote stage. The mortgage-approval certificate follows within 5 working days of completion.
Will I need to leave the house during removal?
Not usually for open-cell removal. The work is confined to the loft space, and dust is managed with sheeting and extraction. For closed-cell removals involving re-roofing, you may want to arrange alternative accommodation for the roofing days if the roof is fully stripped. We'll advise at survey stage based on your property.
What if you find more foam than expected during the job?
The fixed price is based on the survey. If additional foam is found beyond what was accessible at survey, we discuss it with you before doing any additional work — never at the end of the job. This is why the thorough loft and drone inspection at survey stage matters: it reduces surprises significantly.
Are there any government grants for spray foam removal?
There are currently no direct government grants for spray foam removal in the UK. If your spray foam was installed under a government scheme such as CERT or CESP, contact the Energy Saving Trust or your local council to check whether any remediation support is available. We can provide documentation to support any application.
