Project Overview
Our team was contracted to remove approximately 45m² of open-cell spray foam insulation from a residential loft space. The scope of works included the safe removal and disposal of all spray foam under our licensed waste carrier registration, followed by the installation of new Knauf mineral wool loft insulation to achieve a depth of 300mm. This ensured the property met current building regulations for thermal performance, while also improving energy efficiency and marketability.
Scope of Work
Preparation and Site Protection
- Supplied dust sheets and scaffold boards to protect the client's property during works.
- Contained debris to prevent spread throughout the loft space and house.
- Removed 45m² of open-cell spray foam insulation applied directly to the roofing membrane.
- Carefully scraped rafters, hips, and apex to fully expose timber and felt.
- Made minor repairs to any small tears in the felt as required.
- Notified the client of any areas of membrane found to be perished beyond repair.
- Ensured all waste was responsibly disposed of under our registered waste carrier licence.
- Supplied and installed Knauf mineral wool insulation to a depth of 300mm across approximately 25m² of loft space.
- Delivered a compliant insulation upgrade in line with current building regulations.
- Confirmed installation achieved enhanced energy efficiency and reduced heat loss.
VAT Exemption
This project qualified for 0% VAT (zero-rated) under HMRC Notice 708/6. As the works involved the removal of existing insulation and the installation of approved energy-saving materials (Knauf mineral wool) in a qualifying residential property, the client benefitted from full VAT exemption.
Final Preparations and Handover
- All labour and materials were included in the project price.
- A full site audit report and Mortgage Approval Certificate were issued within 48 hours of final payment.
- Copies of our Waste Carrier Licence and Public Liability Insurance Certificate were provided for client assurance.
- The site was left clean and tidy, ready for immediate use.
