Roof Replacement · Tile · Slate · Flat
A roof built to outlive its guarantee.
Full roof replacement across England, Scotland and Wales — installed by Marley-approved fitters, signed off by LABC and protected by a 10-year insurance-backed warranty. No deposit. No nonsense. Just a roof that holds.
When a re-roof beats a repair
Four signs your roof has had its last winter.
If two or more of these sound familiar, a strip-and-replace is almost always cheaper than three more rounds of patching. We'll tell you straight on the survey.
Persistent leaks
Patch jobs that come back every winter. Damp on chimneys, ridges, valleys — the underlay has likely failed.
Sagging ridges
Visible dips in the ridge line mean battens or rafters are giving way. Re-roof catches it before structural work is needed.
Slipped & broken tiles
More than a handful of slipped tiles usually means the nails or battens are corroded across the whole roof.
Cold rooms, high bills
Pre-1990s roofs lose 25% of heat through the loft. A re-roof is the moment to upgrade insulation to 270mm.
Honest cost guidance
How much does a new roof cost in the UK?
A full Countrywide roof replacement is a proper investment — most jobs sit between £8,000 and £20,000+, depending on size, pitch, tile choice, access and what we find when we strip back. Below are the guide bands we see most often. Every quote is fixed in writing after a free survey.
| Property type | Typical roof area | Guide price band | Days on site |
|---|---|---|---|
| Mid-terrace | Depends on size | £8,000 – £15,000 | 3–4 |
| 3-bed semi-detached Most common | ~100 m² | £10,500 – £20,000 | 4–6 |
| 4-bed detached | ~150 m² | £14,000 – £35,000 | 6–8 |
| Slate or complex | Varies | £18,000 – £50,000+ | 8+ |
Every price includes scaffolding, full strip-off, breathable membrane, new tiles, ridges and leadwork, fascias, soffits, seamless guttering and LABC sign-off. No deposit, no mid-job 'extras' phone calls.

Roof replacement FAQ
Things people ask us before signing.
How much does a new roof cost in the UK?
Most full roof replacements at Countrywide sit between £8,000 and £20,000+, depending on size, tile choice, access and roof condition. A mid-terrace runs around £8,000–£15,000, a 3-bed semi £10,500–£20,000, a 4-bed detached £14,000–£35,000, and slate or complex jobs from £18,000 up to £50,000+. Every quote is fixed in writing after a free on-site survey — no 'starting from' nonsense.
How long does a full roof replacement take?
For an average 3-bed semi, plan on four to six working days on site — typically two days of strip-off and three to four of refit. Larger detached homes and full slate jobs run six to eight days. We work to a fixed start date and credit £100 a day if we slip without good reason. The roof is tarp-sealed every night, so weather doesn't cause delays.
Do I need planning permission for a roof replacement?
For a like-for-like replacement, no — it falls under permitted development. You'll only need planning permission if you're changing the roof profile, raising the ridge or working on a listed property or conservation area. We'll flag any planning issue at the survey stage before you commit.
Can I get finance for a new roof?
Yes. We offer 0% APR and longer-term finance options through our regulated finance partner — you'll see the monthly options in your written quote. Subject to status. No deposit required, and the finance is unsecured.
What's the difference between an insurance-backed guarantee (IBG) and a written warranty?
A written warranty is our promise to fix problems we caused. An insurance-backed guarantee underwrites that promise — so if Countrywide ever stopped trading, the insurer steps in to honour the workmanship cover for the full 10 years. Both come as standard on every roof we install.
Do you remove and replace roofs with spray foam insulation?
Yes — this is a Countrywide specialism. Closed-cell spray foam has to be stripped from the outside in (we never scrape it from inside), then the timbers are checked and the roof rebuilt. You receive a lender-recognised completion report that addresses surveyor and mortgage-lender requirements. See our spray foam removal page →
What happens if you find rotten timbers during the roof replacement?
We photograph and price any timber repairs at the survey stage before you commit. If we find additional decay once the roof is stripped, we'll show you, price it transparently and only proceed with your written agreement. No surprise invoices halfway through the job.
Do you take a deposit for a roof replacement?
No. You pay nothing until the job is complete and you're satisfied. Most customers settle on stage payments — typically a milestone on day-one of strip-off and the balance on LABC sign-off.
Will you work on a Victorian or listed roof?
Yes — we replace heritage clay-tile and natural slate roofs regularly across period properties. For listed buildings we'll handle the listed building consent paperwork and match the original tile or slate to conservation officer requirements.
