Loft boarding

Loft boarding and re-boarding by our own teams

A boarded loft gives you safe, usable storage and a stable surface to move around on. We offer a loft boarding service for clients who require joists raising and loft re-boarding, whether the loft has never been boarded, the existing boards are old or damaged, or new insulation has left no room for a deck.

Boarding is quoted after a survey, so the quotation reflects your loft, your insulation depth and how much of the space you want to use. There is no obligation.

Insulation

Boarding without squashing the insulation

Mineral wool only works at its full depth. Where the insulation sits above the joists, we raise the deck so the boards are fixed clear of it, keeping the recommended 270mm in place underneath. Where the loft is being re-insulated and boarded in the same project, we plan both together.

Loft insulation

01 Why board your loft

What a boarded loft gives you

Most lofts are used for storage whether they are boarded or not. A proper deck makes that storage safe, protects the insulation and the ceilings below, and makes the loft easier to inspect and maintain.

01

Safe, usable storage

A fixed deck spreads the load across the joists instead of resting boxes on insulation and plasterboard.

02

Insulation that keeps working

Raising the deck above the insulation stops it being compressed, so it keeps the depth it needs to perform.

03

Easier access for trades

Tanks, pipework, wiring and the roof itself are easier to reach and inspect from a solid, level surface.

04

A tidy, finished loft

Old, broken or loose boards replaced, offcuts and debris removed, and the hatch area left clear.

02 What we do

Joist raising, boarding and re-boarding

Every loft is different, so we size the boarded area to how you want to use the space: a landing around the hatch, a central walkway, or a full storage deck.

Already have boards down over compressed insulation? We can lift them, raise the deck and re-lay, so the loft works for storage and for keeping the heat in.

1

Joist raising

Where the insulation sits higher than the joists, we fix a raised sub-frame so the boards sit clear of it.

2

New boarding

Loft boards fixed securely to the joists or sub-frame to give a solid, level surface for storage and access.

3

Re-boarding

Old, damaged, loose or water-marked boards taken up and replaced, with the insulation underneath checked at the same time.

4

Insulation and boarding together

If the loft needs topping up to 270mm as well, we can insulate and board as one project.

03 Our process

From survey to a finished deck

Straightforward and tidy, with our own directly employed teams.

Step 01Survey

Survey and quotation

We look at the loft, the joists, the insulation depth and the hatch, discuss how much of the space you want boarded, and give you a written quotation.

Step 02Planning

Planning

Once you are happy with the quotation we agree a date, order the materials and plan any insulation work to be done alongside the boarding.

Step 03On site

Fitting day

Our team protects the access route, raises the joists where needed, fixes the boards and makes sure the deck is level and secure.

Step 04Finish

Clean finish

Offcuts and packaging are removed, the loft is left tidy and we walk you through what has been done.

Frequently asked questions

Can you board over loft insulation?

Not directly. Boards laid straight onto 270mm of mineral wool compress it and reduce how well it works. We raise the deck above the insulation so it keeps its full depth.

Do I need the whole loft boarded?

No. Many customers choose a landing around the hatch or a central walkway with a storage area at one end. We quote for the area you want to use.

Can you replace existing boards?

Yes. We take up old, damaged or loose boards, check the insulation underneath and re-board, raising the deck if the insulation needs the room.

Can you insulate and board at the same time?

Yes. If your loft needs topping up or re-insulating, we can plan the insulation and the boarding as one project. See our loft insulation page.

How much does loft boarding cost?

It depends on the area to be boarded, whether the joists need raising and whether insulation is being added at the same time, so we quote after a survey. There is no obligation.
