Spray Foam, Mortgages and Selling
What lenders, surveyors and buyers want to see
For most people this is where spray foam stops being a loft problem and starts being a money problem. A valuation comes back with a condition, a sale stalls, or a lender will not proceed. These guides cover what is being asked for and what happens once the foam is out.

In short
Why foam becomes a lending problem
For most people the trouble starts with a valuation rather than with the roof itself. A surveyor visits, cannot inspect the roof structure because spray foam covers it, and says so in the report. The lender is then looking at a property where the condition of the timbers and the underlay is unknown, and lenders do not like unknowns secured against a large loan.
What happens next varies. Some lenders decline. Some will lend but hold back part of the money until work is done. Some ask for a report from a suitably qualified person, and some ask for the foam to be removed before they will proceed. There is no single national rule, individual lender policies have shifted over the last few years, and two people with the same foam in the same type of roof can get different answers. Check your own lender's current position, or ask your broker to, rather than relying on what someone was told last year.
Where it actually bites
Selling is the most common point of failure, because the problem usually belongs to the buyer's lender rather than yours. The sale is agreed, the survey comes back, the buyer's mortgage falls over and the chain goes with it. The same question comes up on a remortgage, on equity release and sometimes on insurance renewal.
What helps once the foam is out
The aim is a roof that can be inspected and a file that shows what was done. In practice that means photographs of the loft before, during and after, a clear description of what was removed, details of any roofing work and the materials used, and confirmation of what insulation went back in. A surveyor who can get into the loft and see clean timber, sound underlay and the paperwork to match has something to write down.
On certificates
There is no single official certificate that UK law requires after spray foam removal, and nobody can sensibly promise that one document will satisfy every lender. Various schemes and report formats exist and some are more widely recognised than others. What lenders are generally after is evidence that the foam has gone and the roof is in a condition that can be assessed, not a particular badge. Treat anyone presenting a certificate as a legal requirement with caution.
